Thinking of Selling For Sale By Owner (FSBO)?

It’s tempting to consider bypassing the real estate agents and sell your home on your own, especially in such a hot housing market. You could save thousands of dollars in commission fees if all goes well. I understand. My husband and I look at (almost) every purchase we make strategically. We weigh the benefits and risks. I often hear, ''No way. I'll do it myself.'' OR, ''How many people did you call? How do you know this is the going rate?'' and then he eventually circles back around to, ''I'll just do it myself.'' 

Your desire to save money is not lost on me. You're a smart person to consider all of your options. In fact, I consider it my duty to help inform my clients of all their options and what I do as an agent (or what they would need to do to sell their house FSBO): 

 In addition to relieving the stress of your home sale, my job as a listing agent is to:
  • Provide honest feedback on getting your home ready for the market
  • Research your home, your neighborhood, what houses are selling for and why
  • Help you hone in on the selling points of your home and what buyers are looking for 
  • Connect you with local professionals - lenders, cleaners, contractors, title companies, etc.
  • Help with light to full staging and photo prep 
  • Provide professional photography services and videography, if needed 
  • Market your property (like a boss) - on the MLS + 80 other websites, including Craigslist, Zillow, Realtor. com, to my circle friends, family, and other REALTORS
  • Showcase a sign in your yard & provide a safe and secure lockbox for the keys 
  • Share your home on social media - including Facebook + Instagram
  • Show your property to potential buyers
  • Handle scheduling of showings with buyers and their agents
  • Host an Open House every weekend until it's sold! 
  • Negotiate offers as they come in, presenting each of them to you in a straightforward and easy to understand way 
  • Comply with local real estate regulations
  • Make sure that everything is being scheduled - inspection, appraisal, etc. 
  • Continue to negotiate on your behalf throughout the process 
  • Handle all paperwork, arrange the closings, communicate with the title company
  • and much more.​

I will tell you something that's not common knowledge:
''Commissions are negotiable and, in fact, can be negotiated at any point during the transaction. The MLS and associated brokerage system create highly competitive markets with increased transaction volume and superior customer service. Consumers have many choices of different service and fee models among many brokers.'' 

That said, if an agent is willing to quickly cut their commission or the commission of the agent on the other side quickly, just to get the deal, how quickly will this agent be to cut the price of your house? Cut corners? Cut your profit for a quick sale?  I'm not sure. 

Again, there are NO standards when it comes to commission, this would be ''price fixing'' and it's illegal. The Sherman Antitrust Act forbids any type of price-fixing in any industry. Real estate brokers should understand that any agreement with other brokerages to charge a standard commission is a violation of antitrust laws even if that agreement is only implied.

Homes listed "For Sale By Owner" or with a flat-fee brokerage typically sell for thousands less than agent-assisted homes.
